Das vorliegende Buch erläutert die wichtigsten Schwerpunkte einer Machbarkeitsstudie am Beispiel einer Golfanlage. Eine Feasibility Study - oder Machbarkeitsstudie - ist sowohl für die Projektorganisatoren als auch für die Investoren in das Projekt - wie Banken und Private Equity - sehr wichtig. Für die Projektorganisatoren ist eine Machbarkeitsstudie wichtig, um den Erfolg des Projektes im Voraus möglichst realistisch abschätzen zu können und mögliche Anpassungsmöglichkeiten zu finden. Für die Investoren ist es aufgrund ihres finanziellen Risikos von noch größerer Bedeutung, eine Machbarkeitsstudie eines Projektes im Vorfeld zu analysieren.
Eine Machbarkeitsstudie muss mindestens aus den folgenden Bestandteilen bestehen: Marktbeobachtung (national und international) inkl. Trends, Projektbeschreibung mit Businessplan und Zielgruppen, Analyse des Marktes (Mikro- und Makroanalyse), Analyse der Realisierbarkeit des Projektes auf organisatorischem und personellem Niveau, finanzielle Analyse des Projektes inkl. Kapazitätsberechnung sowie die Liquiditätsvorschau und Rentabilität des Projektes. All dies fließt in die Projektbeurteilung ein, damit sowohl die Initiatoren als auch die Investoren über potenzielle Erfolge als auch Misserfolge des Projektes genaustens informiert sind.
Für landschaftliche Projekte wie Freizeitparks, Erholungsparks oder Golfanlagen ist die Analyse in Form einer Machbarkeitsstudie von sehr großer Bedeutung, da diese Projekte mehrere Jahre für die Entwicklung benötigen, bevor sie die ersten Umsätze erzielen. Die Einzigartigkeit dieses Buches besteht vor allem darin, dass in dieser Branche eine so umfangreiche Machbarkeitsstudie inklusive Businessplan und Landesplanung noch nie zuvor veröffentlicht wurde. A feasibility study is very important to the project organisers as well as investors, like banks and private equity. For the project organisers a feasibility study is important to realistically predict the success of the project in order to make necessary adjustments. For investors the importance of feasibility studies is even higher, due to the financial risk. A feasibility study must be comprised of at least the following components: Market observation (domestic and international), including trends, project description with a business plan and target group, analysis of the project's feasibility on an organisational and personnel level, financial analysis of the project including capacity calculations and liquidity estimates and profitability of the project. All of this feeds into the project assessment, so the initiators and the investors are accurately informed about potential successes and failures of the project. The analysis is of upmost importance for geographical projects like amusement parks, recreation parks and golf courses, since these projects typically require years of development before they become profitable. The uniqueness of this book is primarily due to the fact that no feasibility study as extensive as this one, which includes a business plan and regional planning, has ever been published before. By publishing this book the author wants to make the model of this feasibility study for golf courses available for students and employees of economical, consulting and similar branches. Additionally, this piece of work might be of interest to investors that are investing in a leisure project.
